OFFER TO PURCHASE HELD BY DEPOSIT

The purchaser offers to purchase property and improvements thereon located in the City of [city of property], County of [County of property], State of [State of property], and described as follows: [description of property] on the following terms and conditions:

The purchaser has paid $[Amount paid initially to broker] earnest money to the broker and agrees to pay the broker the remaining $[Remaining amount] on the acceptance of this offer.
